NOTICE OF SALE ON FORECLOSURE
PLEASE TAKE NOTICE that the above-entitled Court, having appointed me or my designee as Special Master in this matter with the power to sell, has ordered me to sell the real property (the "Property") situated in Cibola County, New Mexico, commonly known as 321 Robbie Lane, Grants, New Mexico 87020, and more particularly described as follows:
LOT NUMBERED FOURTEEN (14) IN BLOCK NUMBERED SIX (6) OF AMENDED REDONDO RIDGE SUBDIVISION, UNIT ONE (1) CITY OF GRANTS, CIBOLA COUNTY, NEW MEXICO, AS THE SAME IS SHOWN AND DESIGNATED ON THE PLAT THEREOF FILED IN THE OFFICE OF THE COUNTY CLERK OF VALENCIA COUNTY (NOW CIBOLA) COUNTY, NEW MEXICO ON NOVEMBER 27, 1979.

The sale is to begin at 11:45 a.m. on May 24, 2011, outside the front entrance to the Cibola County Courthouse, City of Grants, County of Cibola, State of New Mexico, at which time I will sell to the highest and best bidder for cash in lawful currency of the United States of America, the Property to pay expenses of sale, and to satisfy the Judgment granted Bank of Oklahoma, N.A.
Bank of Oklahoma, N.A. was awarded a Judgment on April 11, 2011, in the principal sum of $71,077.27, plus outstanding interest due on the Note through March 1, 2011, in the amount of $7,866.57 and accruing thereafter at the rate of $13.61 per diem, plus late charges of $396.90, plus escrow advances of $2,741.17, plus bankruptcy fees and costs of $737.68, plus fee and cost advances of $1,049.59, plus attorney’s fees in the amount of $950.00 and costs in the amount of $634.22, with interest on the above-listed amounts, attorney’s fees and costs at the rate of 6.990% per annum from date of the entry of the Judgment until paid.
The sale is subject to rights and easements of record, to unpaid property taxes and assessments, and to the one (1) month right of redemption in favor of the Defendant as specified in the Judgment filed herein.
PROSPECTIVE PURCHASERS AT THE SALE ARE ADVISED TO MAKE THEIR OWN EXAMINATION OF TITLE AND THE CONDITION OF THE PROPERTY AND TO CONSULT THEIR OWN ATTORNEY BEFORE BIDDING.
